Florida Luxury Market Gains Momentum — And the Emerald Coast Is Showing Strength
Florida’s luxury real estate market continued to gain momentum in July, with $1 million-plus condo and townhouse sales increasing more than 31% and luxury single-family sales rising more than 27% statewide.
While those are statewide numbers, the Emerald Coast is participating in the broader trend, particularly in its premier coastal communities.
In Okaloosa and Walton counties, single-family home sales increased 12.3% in July, while year-to-date sales are up an impressive 17.5%. Condo sales were softer in July, declining 11.4%, but year-to-date condo sales remain 6.1% higher than last year.
The luxury market remains especially attractive in sought-after areas such as 30A, WaterSound, Destin and other Gulf Coast communities, where buyers are looking for more than a home—they are buying location, lifestyle, amenities and access to Florida’s beaches.
The message for the Emerald Coast is encouraging: demand remains strong, but today’s buyers are selective. Proper pricing, presentation and location are increasingly important as buyers have more choices.
