🍹If you’ve been watching the growth of Latitude Margaritaville Watersound, there’s some exciting news: the community is getting significantly bigger. Doubling in size. 👏😎
The St. Joe Company has announced plans for a second phase of Latitude Margaritaville Watersound that could add approximately 3,500 additional homes. If the plans move forward as announced, the community would ultimately have approximately 7,200 homes planned across its phases.
Strong Demand for the Latitude Lifestyle
Latitude Margaritaville Watersound has already established itself as one of the major active-adult communities along Northwest Florida’s rapidly developing Emerald Coast.
According to St. Joe, home sales in the community were 27% higher year-to-date in 2026 compared with the same period in 2025. The community has reached 2,635 home-sale contracts, representing buyers from all 50 states.
The sales center opened in 2021. The community reached its 1,000th home sale only 19 months after opening the sales center and surpassed 2,000 sales by the end of 2024.

St. Joe says the second phase is also expected to expand the community’s resort-style amenities, creating additional opportunities for residents to enjoy the active-adult lifestyle that has helped make Latitude Margaritaville Watersound so popular.

The State Road 79 Corridor Is Changing

The community is also situated within the Bay-Walton Sector Plan, an area entitled for more than 170,000 residential units.
That means the story isn’t limited to what’s happening inside Latitude Margaritaville.
Immediately adjacent to the community, St. Joe is developing Watersound West Bay Center, a mixed-use town center planned to include at least approximately 500,000 square feet of commercial space. A Publix Super Market is currently under construction, and St. Joe also has plans for a public marina along the Intracoastal Waterway.
Healthcare is also becoming part of the area’s growth story. A nearby healthcare campus is expanding, with an FSU Health acute-care, teaching and research hospital currently under construction.
Together, these projects point toward a community that is developing alongside a much larger residential, commercial and healthcare ecosystem.
